Damage Deposit won’t be Returned, Be Careful before Renting!!

Firstly its my right to post socially to let people know about the reality how you guys deal with Customers.
Secondly Your team knows well we have moved out of Manitoba so no chance to visit in person and if you guys are that much keen for resolution you should have given call at least once but was not considered important from your side i think.

I have rented house with them and while moving out of the last property they have refused to pay anything from the initial Damage Deposit.
While moving out of this house everything was cleaned thoroughly, carpets were vacuumed by a professional service, now they have come up with bills of getting that cleaned by them.
It was almost about a month end when we asked about damage deposit they are coming up with back dated invoices to save themselves in the situation and bringing owing amount on us.
It’s extremely unprofessional and frustrating to deal with such unethical behavior after being responsible tenants.
They have there own terms while renting and moving out.

BE CAREFULL Before renting with them!!!!

Update: I have given them another chance to make things right just as the company asked me to. We applied to 2 additional properties that they manage and after over a week they haven't even acknowledged the application was sent much less respond in any manner. I stand by my original assessment of this company.

I was asked for more information after submitting a fully completed application for this company and when I went to the office to give them the information that was pertinent to them they refused to take anything in person and told me I must start the application process completely from the beginning again. I asked if they had the forms to fill out since I was already there and despite the and being yes, they refused to give me the forms and told me to start again online. Terrible service from the beginning and I would not recommend this company.

Rented from Big Trees and had a positive experience. While my application review process took a bit longer, that’s understandable—especially in Winkler, where there’s extremely high demand and a very low vacancy rate. It takes some time to review all the applicants. Once my application was approved, I was able to view the rental and sign the lease in less than 24 hours. Not to mention it was over Christmas holidays, and I was signing my lease on December 31st 🙂

The move-in inspection was thorough and detailed. After they launched the Tenant Portal, things became even more convenient. It is easy to access all my paperwork and submit maintenance requests online. Water bills were always sent on time.

Regarding maintenance requests. I submitted 2 requests during my tenancy. The first one was resolved quickly. The second, which involved replacing a washer, took about a month—but I understand that such decisions require approval from the property owner, not the management company. I was fine waiting, and the appliance was replaced once the owner approved it.

Due to unforeseen circumstances, I had to break my initial 1st year lease early. The way the office handled the situation was very professional and fully in line with RTB (Residential Tenancies Branch) regulations. I was allowed to advertise the rental and provided them a few applicants for a sublease. And that review took less than a week.

Overall, I had a smooth experience with Big Trees and appreciate their professionalism throughout.

If you guys are this much keen with documentation then why this matter wasn't even checked even after 4 weeks..
As per government regulations it should have been addressed with 14 days of vacating the property.

It's our right to post socially to make people aware about how things work when someone deal with you guys.

We had a very disappointing experience with BIG TREE PROPERTIES . Despite leaving the property in clean and proper condition—and even hiring a professional cleaning lady to ensure everything was spotless—they refused to return our damage deposit.
They falsely claimed the house wasn’t cleaned, which is completely baseless and dishonest. This feels like a tactic to withhold our deposit unfairly.
It’s extremely unprofessional and frustrating to deal with such unethical behavior after being responsible tenants.

Renting our apartment through Big Tree has been a pleasant experience. They are always quick to respond to our questions, and repairs are done quickly. I would highly recommend them to anyone looking for rentals.

It has been 7 weeks since we sent in an application and still haven’t heard anything from Big Tree. A week after I sent in the application I called to see if there was any progress on the application process or if there was any other info they needed but was rudely told it takes 2 weeks for the process to finish. I figured I’d be patient and wait for a call or email back after that horrible interaction from the woman on the phone but still no word. We found a place to rent elsewhere already but some people aren’t as fortunate in this rental market. I’m not sure how anyone would possibly find a home in a specific timeframe through Big Tree if the application process is this uncertain. Highly unprofessional.
